Lytton Courtyard Senior Apartments - Palo Alto, CA Year Originally Built: 1995 Sq. Feet of Building: N/A Owner Contact: The Lytton Group Contractor: Kuehne Construction Construction Cost: $460,000 This 3 story senior apartment building became entangled in a disability rights lawsuit brought jointly by Midpeninsula Citizens for Fair Housing and the US Department of Justice against the Lytton Group, a non profit agency. Zachary Nathan, Architect was selected to provide design solutions to bring the building into compliance. Completed in 1995, this HUD funded building houses 31 one-bedroom apartments and 20 studios. It is made up of 16 different types of dwelling unit layouts. The applicable requirements were: Title 24 (California State Building Code), the Fair Housing Accessibility Guidelines, and the Uniform Federal Accessibility Standards. Primary building deficiencies requiring correction were lack of an accessible path of travel, an insufficient number of adaptable units for mobility impaired or hearing / visually impaired, non-complying signage, door pressure, mailbox area, and laundry machines. Construction occurred while the building was fully occupied.
