Thirty-Seventh Avenue Addition and Remodel - San Francisco Year Originally Built: 1922 Sq. Feet of Building: 3,680sf Sq. Feet of Addition: 1,800sf Contractor: Crociani Construction This existing two-story two-bedroom San Francisco residence was enlarged to nearly double its size with a rear yard addition. Organized around a new central stair and lightwells, the kitchen and bathrooms were relocated and a bedroom and recreation room added for a young growing family. Existing upstairs spaces were rearranged and remodeled. An existing living room and bedroom were combined to form one large room overlooking the street. The new rear facade is contemporary, yet in keeping with the existing character of the building. The owner performed about 20% of the construction labor to contain costs. The work included a full seismic upgrade and all new building systems for electrical, plumbing and heating.
