Joost Avenue Addition and Remodel - San Francisco Year Originally Built: 1928 Sq. Feet of Building: 861sf Sq. Feet of Addition: 647sf Contractor: ALCO construction Our design contribution to this remodel of an existing two-bedroom residence and horizontal addition at the rear was in reconfiguring the plan and improving circulation through the rooms. The existing plan was laid out so that one either walked through the kitchen to the bedroom or through another bedroom. The owner wanted an internal stair to the previously undeveloped basement, which now contains a bedroom, future bathroom, laundry room and garage. Upstairs, the plan was completely reconfigured. The kitchen was relocated to the addition, the bathroom was relocated to the center of the house and the two bedrooms were combined and a walk-in closet installed. A more spacious entry and enlarged living room also were provided. There is a spacious deck from the dining room. Abundant light was introduced into the center of the house with skylights and large windows. Work included a full seismic upgrade, new mechanical and electrical systems.
