Digital Pond Tenant Improvement - San Francisco Year Originally Built: 1906 Sq. Feet of Building: 15,147sf Sq. Feet of Project: 9,434sf Client: Digital Pond Contractor: Nielsen / Aire Corp. Construction Cost: $450,000 This tenant improvement for a large format high-end digital printing company in an existing concrete industrial building started with the change of use from storage to printing facility. The client required an accelerated schedule that involved a two-phased move in. Construction was underway on the first phase of the work while the second phase was designed. A new parking layout was provided to meet zoning requirements for both existing and new tenants. New disabled accessible upgrades included a ramp, accessible parking, accessible entrance, accessible restrooms and kitchenette. The existing steel framing in the northern part of the building was incorporated into a new second floor structure. The existing stair to the second floor was moved for better circulation on both floors. New exits were added for code compliance. The efficient work space layout was designed by working closely with the client, by visiting their previous facility and having meetings with managers from different departments. Decisions were made in detail from the size of rooms to the furniture layout and electrical outlet locations.
