101 Valencia Street Mixed Use Housing Development - San Francisco Year Originally Built: 1911 Sq. Feet of Building: 45,000sf Sq. Feet of Project: 200,000sf Owner: Housing Development Neighborhood Preservation Corporation Contractor: Roberts Obayashi Corporation Construction Cost: $14,800,000 101 Valencia is a mixed use development comprised of 109 new residential units; which includes the adaptive reuse of the former Salvation Army Headquarters into 35 condominium units with commercial space at the ground floor, and the construction of 74 new units of family housing. The project also incorporates a landscaped courtyard, a new two level, underground parking garage and a daycare center. The architectural team includes Herman, Stoller, and Coliver Architects, Lerner and Associates and Mora Architects. Funding sources include federal HOME funds and mortgage revenue bond financing provided by the Mayors Office of Housing. Zachary Nathan was primarily responsible for the renovation of the existing historic building in collaboration with Arnold Lerner. The building is eligible for the National Register of Historic Places and required a Section 106 environmental review which Zachary Nathan coordinated with the State Office of Historic Preservation. Fire and life safety systems were completely upgraded. A seismic upgrade consisting of shotcrete walls and plywood floor diaphragms with perimeter angles was a substantial part of the work.
