Marina Village Condominiums Repair - Alameda, CA Year Originally Built: 1984-1990 Number of Units: 178 Owner: Marina Village Homeowners Association Contractor: Draeger Construction Construction Cost: $880,000 These 178 privately owned condominiums were built in multiple phases between 1984 and 1990 had a variety of water related damage and deterioration. We were hired to design and implement repairs. Field investigation included extensive exploratory demolition to determine cause and extent of the water damage. The scope of work included: (1) repairs of flashing and related carpentry at existing rear stairs at 26 units, (2) reconstructing existing wood lattice and glass guardrails at private balconies and decks, (3) replacement of most wood trim and (4) review of entry stair repair. Extensive reconstruction included replacing deteriorating structural members, siding, trim, and generally improving the waterproofing of the structures. Further, buildings from different phases of original construction had unique problems and details for the varying conditions had to be studied carefully. Minimal aesthetic changes were made, the character of the buildings was maintained and the structures were rebuilt with stronger weather resistance for the future.
